I’ve been living here for a year now. I have no complaints. The property is clean, very secure and really quiet. The apartments are nice and spacious. It is so peaceful and safe compared to other complexes in the area. The maintenance staff is awesome. You put in a work request and they come same day and fix the problem quickly. They’re very professional. The office staff respond quickly and handle issues in the same day. The location is amazing. There’s everything very close.

I moved in a week ago and could not be happier with the management team and maintenance staff. Jake in the office was incredibly helpful and accommodating with all of my requests during the move-in process. Marney from maintenance was also fantastic, very polite and went above and beyond to ensure everything was perfect. Excellent experience so far!

After four years, I’ve seen this property decline from a well-managed community into a dangerous liability. Mainly caused by the transition to a new part-time management team two years ago. I would NOT recommend anyone move into this community especially if you have family/kids. PRIMARY CONCERNS Hostile Management: Staff members have used profanity and verbal threats, creating an environment where residents feel concerned for their safety. After four years, I’ve seen this property decline from a well-managed community into a dangerous liability. Mainly caused by the transition to a new part-time management team two years ago. I would NOT recommend anyone move into this community especially if you have family/kids. PRIMARY CONCERNS Hostile Management: Staff members have used profanity and verbal threats, creating an environment where residents feel concerned for their safety. Tenant Screening: Lack of oversight regarding the tenant selection process, leading to nightly loud parties and disruptions. Violent Incidents: Daily reports of domestic violence and physical fights on the property. Recent Resident Injury/Fatality: Involving a resident being pushed from the building. Equipment Failure: The parking garage security gates or systems are consistently broken. Residents constantly complain about break in’s and damaged cars with no cameras in the garage to capture anything. Recently saw there was a homeless person sleeping in their car in the garage, was there for 6+ weeks without any effort to remove. Lack of Accountability: Management and leasing staff are unresponsive to resident needs. Poor package handling: Staff refuse to assist with lost or misplaced deliveries, even when requested directly. Packages are also left all over the place because delivery people can never find apartment due to the confusing layout. Packages will also be left by the entrance of office/Amazon delivery room for anyone to come and pick up. Constant smell of weed: The property smells like weed when walking around the premises. There are also multiple dealers who frequently have 40-50 visitors a day.

Guest Parking: It is impossible to setup guest parking and towing is rampant. Have had multiple friends and family cars towed due to constant parking rule changes. MAJOR SAFETY ISSUES Severe Foundation Failure: Over the past year, the foundation in my apartment had visibly deteriorated to a point that is dangerously unstable. The damage is so severe that we have been forced to completely avoid using our living room for safety reasons. Negligent Maintenance: Although management brought in foundation experts for quotes, they chose to forego necessary repairs once the high cost was established. Pattern of Deception: Management has consistently ignored formal requests for updates or provided false assurances that repairs were being scheduled, while taking no actual steps to secure the building. THE BOTTOM LINE MANAGEMENT PRIORITIZES PROFIT MARGINS OVER SAFETY/HABITABILITY. If you choose to move in, do not sign a lease without a written addendum allowing you to terminate if safety issues are not remediated within a set timeframe(15 days). Management will claim they can’t do this, but they will fold if you push hard enough.

The location is excellent — quick access to both SRT and DNT, and all major stores and restaurants are within a 5–10 minute drive. (If you don’t drive, though, skip this one — not a single convenience store is walkable from here unless you consider a fitness challenge “convenience.”) The staff and maintenance crew are genuinely great — responsive, ...
Stayed here for about 1.5 years and had a great experience overall. The apartments are well-sized, and the rent is fair for this area. The location is excellent — quick access to both SRT and DNT, and all major stores and restaurants are within a 5–10 minute drive. (If you don’t drive, though, skip this one — not a single convenience store is walkable from here unless you consider a fitness challenge “convenience.”) The staff and maintenance crew are genuinely great — responsive, polite, and they actually fix things. The garage and exit doors work as advertised (occasional breakdowns, sure, but nothing outrageous), which says a lot if you’ve lived in other complexes where that’s basically folklore. Now for my arch-nemesis: AT&T reception. I moved units twice, performed every tech ritual short of sacrificing a router, and still — zero bars. Verizon and T-Mobile users, you’re safe. AT&T folks… may the odds be ever in your favor. Another mild frustration: the mandatory community internet plan. I had my own AT&T 1 Gbps plan for $45/month, but would’ve had to give that up for slower speeds and a higher price if I’d renewed. Not exactly thrilling. A few things that could use some love: 1️⃣ Amazon locker area – The door jams constantly. A clear “Amazon Locker →” sign would save delivery drivers (and residents) a lot of confusion — I’ve personally guided dozens of them there. 2️⃣ Call boxes – Straight out of the ’90s. Dim screens, awkward placement, and enough lag to make you question your life choices. I’ve run outside more times than I’d like to admit to rescue deliveries. 3️⃣ Trash rooms – Two for a complex this size? Should’ve been four. It’s practically cardio just taking the garbage out. 4️⃣ Airbnbs – Not a huge issue, but there are quite a few. You’ll occasionally find yourself giving confused short-term guests directions to the trash chute or parking spots. 5️⃣ EV chargers – They need more. For a community this size, there’s only one on the first floor — not ideal for anyone with an EV or PHEV. Honestly, it even discouraged me from buying one. Move-out was smooth and professional — refund check arrived on time with reasonable deductions. Bottom line: Cortland Legacy at Frisco is safe, well-managed, and genuinely comfortable. If you’re not bound to AT&T, you’ll probably love living here.

Christian at Cortland Legacy was fantastic! He was welcoming, professional, and took the time to listen and answer all my questions thoroughly. The community is beautiful, well maintained, and in a great location. I highly recommend Cortland Legacy and their outstanding team.
