Stayed here for about 1.5 years and had a great experience overall. The apartments are well-sized, and the rent is fair for this area. The location is excellent — quick access to both SRT and DNT, and all major stores and restaurants are within a 5–10 minute drive.
(If you don’t drive, though, skip this one — not a single convenience store is walkable from here unless you consider a fitness challenge “convenience.”)

The staff and maintenance crew are genuinely great — responsive, polite, and they actually fix things. The garage and exit doors work as advertised (occasional breakdowns, sure, but nothing outrageous), which says a lot if you’ve lived in other complexes where that’s basically folklore.
Now for my arch-nemesis: AT&T reception. I moved units twice, performed every tech ritual short of sacrificing a router, and still — zero bars. Verizon and T-Mobile users, you’re safe. AT&T folks… may the odds be ever in your favor.
Another mild frustration: the mandatory community internet plan. I had my own AT&T 1 Gbps plan for $45/month, but would’ve had to give that up for slower speeds and a higher price if I’d renewed. Not exactly thrilling.
A few things that could use some love:
1️⃣ Amazon locker area – The door jams constantly. A clear “Amazon Locker →” sign would save delivery drivers (and residents) a lot of confusion — I’ve personally guided dozens of them there.
2️⃣ Call boxes – Straight out of the ’90s. Dim screens, awkward placement, and enough lag to make you question your life choices. I’ve run outside more times than I’d like to admit to rescue deliveries.
3️⃣ Trash rooms – Two for a complex this size? Should’ve been four. It’s practically cardio just taking the garbage out.
4️⃣ Airbnbs – Not a huge issue, but there are quite a few. You’ll occasionally find yourself giving confused short-term guests directions to the trash chute or parking spots.
5️⃣ EV chargers – They need more. For a community this size, there’s only one on the first floor — not ideal for anyone with an EV or PHEV. Honestly, it even discouraged me from buying one.
Move-out was smooth and professional — refund check arrived on time with reasonable deductions.
Bottom line: Cortland Legacy at Frisco is safe, well-managed, and genuinely comfortable. If you’re not bound to AT&T, you’ll probably love living here.
