What day of the week and times are best for Open Houses? When is it best to have a Open House after listing it? As soon as possible or wait and see if it stays on the Market for a while? If the houses doesn't Sale should you consider having more than one?

I have open houses seven days a week but I generally have the best turnout on Sunday afternoon from 2-5. Sometimes other events or weather do influence the success but generally that's the best time. The first Sunday after it's listed and any Sunday after that until it sells...Best of luck for a quick sale!

I will assume we are just referring to public open houses as opposed to broker open houses. Because broker open houses are best held during the work week and you usually want to try to get other agents involved with you to do them.

I have found that public Open Houses are best on Sundays after noon. However, a lot of variables come in to play. You might want to check to see if there isn't a major event that may affect your turn out; like major sports games and certain holidays. I think the most important thing you can do is to make sure you list the open house on the MLS. It is best to do that as soon as you know you are going to do the open house. You can even schedule them for weeks in advance. Look in the area and see when other agents are also doing an open house. It will help get more people into your open house.

Depending if it s a broker only or open to the public. I have found that most broker open houses are during the week. If it is open to the public I feel that weekends 1-5 Sat or Sunday so that family can look and use it as a family time. Buyer is busy during the week during the day so therefore, I feel that the weekend is better for that reason. Holding a broker open house first to allow brokers and agents to preview the property before the public allows them to preview it and see if it fits the needs of a possible client they already have that is looking. If you have a listing that you will be putting on the market soon, just doing a coming soon to give agents a chance to give some feedback is something I have done as well. Hope this helps. Teaming up with others in your office and doing them the same day is a great idea to get more traffic. Again, families are out and about on weekends
