If you signed a listing agreement, you are obligated to pay the agreed upon amount regardless of who procures the buyer because the negotiated fee is for listing the property. However, the listing agent may be willing to refund a portion of the money back to you (documented on the HUD-1 form) if you find your own buyer.

Commissions are always negotiable. When you bought the home you received in an essence a "free service/representation" since the seller paid it for you. However now that you are trying to sell, you are the one responsible for the fees. If you find a buyer and the buyer waives representation; then you will only be responsible for paying the commission of your agent. If you have a listing agreement with an agent you would be bound by the agreement. If you have not listed your home or signed a listing agreement an agent may facilitate the transaction from contract to close for fee. All fees are negotiable.
