Market MADNESS Continues!

The MADNESS continues with steady prices, multiple offers and aggressive sales figures!  Interest rates remain low and a steady stream of Buyers are still flocking to Houston's best neighborhoods to make their move while the inventory enjoys a little rise in available properties giving them a better selection of options to purchase!  Many relocating Buyers are arriving with cash for their purchases and that often times will give them or any cash Buyer an edge in negotiations when they can avoid the usual hasstles of working through the lender requirements.  Always being able to offer the Seller a quick close works to the advantage of any Buyer!  But being a Buyer right now seems to mean that overall the market is trending in your favor with a few exceptions where there are still multiple offers in some of the most desireable areas on the city such as the inner loop area with great access to Downtown and the Texas Medical Center.  If you are a Selller, the advice would be to price it right!  If you are a Buyer, the advice would be BUY NOW and take advabtage if a vert favirabke climate while those interest rates remain low and inventory is on the incline!  Beware of the MADNESS however and keep in mind that there are other Buyers just like you out there and you may find yourself negotiating in a multiple offer situation testing the ability of even the best REALTOR's negotiating skills!
