I would never suggest my seller do any repairs without an inspection report. It validates from a 3rd party a repair is needed.

Do you provide Sellers Disclosure at open houses or if a person request?

I do not know why you wouldn't. Anyone that has interest in the property I would think it would be fine to give it to however if there is any question at all I* would ask my seller. I feel like you are asking because perhaps a nosy neighbor wants to see it or a relative of buyer. Once the home is under contract I'm not sure if you would have to give it out to the above. Always best to get legal advice in a strange instance..

Work with a Realtor who can refer you to a loan officer who can advise you as to what type of credit issues you have that can keep you from owning your own home. If you try to do it yourself, you could make some bad mistakes like closing credit accounts. etc. When your ready, go back to the same Realtor that helped you, hopefully they have kept in touch and can make home ownership come true for you.

The best way is to work one on one with a Realtor. They can put you on an automated search for rentals and any garage apt.s will come up. Give your Realtor your criteria, such as number of rooms, sq ft preferred, location etc. They will help you find something instead of you doing all the foot work.
