Client received generic letter to buy their land for cash. Cannot find who this outfit is though it claims to be a Real Estate Investment company; address is a P.O. Box and phone has Conroe area code.
Has anyone done a transaction under Karen Davis Properties but the actual listing is under Access Land. or under email address @reidoc247.com. Is this legit company or spam? Did you try go google this company name? Did you try to find the name of this business on Montgomery County website, or any county website within Houston metropolitan area? Your client should be very cautious about this letter. It may be not legitimate company at all, or no company at all. There is lot of spam regarding real estate for sale.
Watch for "investors" that are really wholesalers. Long option periods to see if folks on their distribution lists would buy the contract. They make $5000 per transaction, that kind of thing. Ask for a high EM and short OP. The tell tale is they want to use their own Title Co.
