How to look for rentals far in advance?

My boyfriend and I will be relocating from Missouri to Orlando in May of 2021. However, due to COVID our colleges (we are both Masters students) have cut all breaks aside from Christmas break. We are going to Florida during Christmas break to get a feel of the area and look at some properties (hopefully). We were originally going to use spring break to go find a rental, but now we can't. How should we go about finding a rental 5 months before we move? Would any rental agencies allow us to start renting that far in advance if we have to leave the property vacant?

Hi Morgan! I just came across your question, and it's perfect timing, because we're about 45 days away from May 1st. NOW is a great time to start looking for a place in Orlando, if you are still moving there. It should be easier now because of Covid...most realtors are doing more work virtually...showings, contracts, etc. If you still need assistance, please reach out to one of us! Just click on a name (preferably mine :) for contact info. I'd love to help you guys out. Best of luck in your move!

You may have already found a place however I have family in Florida so I was curious what part of Florida? If you haven't found a place, do you need a Realtor to work with you in Florida?

1 to 2 months

Set your timeframe. The rental market is best when you're looking 1-2 months in advance. If you have any question or concern, please call me.

A few rentals can be found under the Coming Soon search option - but they are usually just a month or two out. However, most management companies and owners don't really care if you occupy the property as long as you are paying rent. You would want to ask them though. One approach is to work with a Realtor to negotiate with the property management companies to qualify you ahead of time and find you a home when it comes available. Many companies know when their properties are going to come up for rent ahead of when they post them.

If you know the area you want to live and have your budget set, 30-45 days will work.

Ideally, about 30 days before you move in. No more than 2 months advance because sometimes landlord may not want to wait that long.
