Iisting price reduction

I have a listing that is comp at the market price. It went on the market after Harvey. It has been on the market for 12 days and no showing. The home didn't flood. The seller now wants to lower the price. I want to wait a few more days before making changes to the listing.

Harvey had a huge impact temporarily on the buyers. Many buyers stepped back to the sidelines not knowing which directions to go and if the houses that they were considering to buy are now under flood zone. Many people also learnt where not to buy a house. Things are changing now and people are back in the market looking for houses to buy.

Coming to your question, normally I give a month before I do a price reduction after consulting with the seller.

If the only factor is Harvey and your listing is at market value with moderate competition in the area I would wait, market is beginning to pick back up and if conditions are fair for the market you should see some increased traffic. You can also lower by $1. This will renew the property in the searches and agents that didn't pay attention to it 2 weeks ago may give it a better look now. If that doesn't work, may need to re evaluate your comps and check the competition.

Most showings slowed/stopped immediately after Harvey but it is now picking back up to a normal pace. Before lowering the price I would evaluate the listing objectively on the whole. If it was in an area where Harvey hit bad (but remained dry), buyers might be suspect that it was listed because of flood damage OR be leary of the area. A description in the MLS could address this. Talk to other agents with listings in the immediate area and see if they have experienced similar results. Objectively look at your online photos and description as well to see if that might be a deterrent to showings. You can use HAR's tool to check the online traffic to see if at least eyeballs have been on the home online. Sometimes changing up the first photo can help drive traffic to the home and make it stand out or look different from the last time a consumer looked. A broker's open house with invites to your office can get opinions on price and the home in general. Ultimately we work for our clients so if the seller wants to lower the price, it may bring some more attention to the home

Since it has been 12 days without a showing, I would lower the price.
