My community is relatively newer, and as I go on walks I notice the solar panels on the roofs of the “older” homes and shingles aging (10-15 yrs) that will inevitably have to be replace in some near future.

It is very pertinent question since Solar Panels are now installed on almost every home. Roofing company usually has no experience in removing and reinstalling the Solar Panels. You need to contact to the Solar Installation company. They will remove the panels and after completion of the work, the panels will be reinstalled by them.

Sergio, Great question! In my experience with solar panels, the homeowner will need to take the extra step to coordinate the removal and reinstallation of the solar panels around the new roof install with either the company that they are under contract with for the panels, or a solar panel installation company, if they are already paid off free and clear. Generally this extra step does come with an added cost and further headache because of the coordinated effort. I found the article below to be very helpful and most similar to my experiences. You would definitely need to have the solar panel company remove the panels before the roof is worked on. Roofing companies won't take on that liability. Once the roof is replaced, the solar panels are basically re-installed again. If you are going through your insurance company, check with them as they may help in coordinating this process.

The process of replacing shingles with solar panels on the roof can vary depending on the specific situation and the type of solar panel installation. In most cases, the roofing company is responsible for removing and reinstalling the solar panels. The roofing company will coordinate with the solar panel installer to ensure that the solar panels are safely removed from the roof and placed in a secure location. Once the roofing work is complete, the solar panels are then reinstalled in their original location. It's important to note that not all roofing companies may have experience working with solar panel installations. It's recommended to choose a roofing company that has experience working with solar panels or to work with a solar panel installer who can provide recommendations for a roofing company. Additionally, it's important to ensure that the solar panel warranty is not voided during the roofing work. Some solar panel manufacturers may require specific installation or removal procedures to maintain the warranty, so it's important to review the warranty terms and coordinate with the solar panel installer before starting the roofing work

When replacing roof shingles on a home with solar panels, it is essential to coordinate with both a roofing company and a solar installation company. Homeowners are responsible for the roof repair or replacement, while the solar panels fall under the solar company's responsibility, particularly if they are leasing your roof. Allowing only the solar company and a professional installer to remove and reinstall the solar panels is crucial, as not doing so could void your warranty on the system. Consult with your solar company about their maintenance policy and any provisions in their agreement that may address such situations, ensuring a smooth process for both roof and solar panel work while preserving your warranty. It is my understanding that the solar panel company removes them and then reinstalls them once the roof has been replaced or repaired.

In my experience, it is the responsibility of the homeowner to contact the solar panel company to arrange for removal of the panels prior to the roof being replaced, and to reinstall them subsequent to new roof work completion. Penalty for not doing so voids the solar panel warranty.

Hi Sergio. There are many solar panels companies and it will depend on individual contracts. The contract will have a Section when it comes to maintenance of the roof under the panels. And, also what to do and what not to do due to warranty (if any). The best way to answer your question is to have you talk to a few of the companies in the area to get current information on it according to their contracts. A simple search online will give you a few of them for your area. And, if you have any questions about buying or selling Real estate I would be more than happy to answer those questions for you.
