You need TXR 1101 form Exclusive Listing agreement for lease,So you get paid.you can reach out to your Broker also about more update like flood and all.

Hi Lisa. At the end of the day always speak to your Broker about what form they require for you to use. Don't forget the notice to Landlords regarding Service Animals. A good form to show them incase you get an application from someone that has this type of animal. There are rules regarding deposits, etc. Even if the landlord does not want to allow pets...Service Animals are an exception per ADA. Good Luck! These are the two documents you need to get started: -Residential Real Estate Listing Agreement Exclusive Right to Lease. -Information About Brokerage Services (if not already sent) Be sure to go over it with your client and help them fill it out if they need assistance. Look over the document yourself with your broker first to insure you have a good understanding of it. Before listing the home, insure it is cleaned up and have professional pictures prior to listing! Having photos when first listing is very important because when people receive the notification of the new listing you will get a higher response rate with a complete listing.

Sooooo...At my brokerage, these are required: IABS, Buyer's Rep Agreement, Listing Agreement, if it's occupied, a lockbox/entry agreement showing the tenants know and approve of the property being shown, Wire fraud acknowledgement....Your brokerage could require more or less.

#1 is the Exclusive Right to List TXR-1101 to secure your exclisive right to lease it and to secure your comission. And of course IABS to the Landlord. Other forms that need later when sign lease are Broker notice to Buyer/Tenant, and Agreement Between Broker is another agent bring in the tenant along wiyh co-op broker's W-9. You will need the " Residential Real Estate Listing Agreement Exclusive Right to lease" form number TRX-1102 Before you start receiving applications you will need to figure out how you will screen the application, what your application fee will be, if you will use a system like mySmartmove.com ( Transunion) to screen each application or if you will screen credit reports. They do have a fee that the owner or prospective tenant can pay. You will also need to thoroughly verify employment to help protect the owner from fraudulent information. Also, if the owner will allow smoking or pets among other things in their property. You can enter all of this information in agent notes when you upload it to the MLS. There is a "Lease Application " form TXR- 2003 that each applicant will need to fill in and send to you along with a photo copy of their DL, social security card, and pay check stubs for you to review once you verify if they are a good tenant then I would send them the background check link like mysmartmove.com ( you will need to set up an account and then enter the house information to send the links.) If the owner will allow pets send them the Once you have selected a tenant you will need to provide them with a "Residential Lease" TXR-2001 that you and the owner need to go over together ( I would do this at the same time you guys are signing the listing agreement). The lease will have specific information like late fee amounts, what's not allowed how the owner would like to receive the one time deposit and how they would like to receive the monthly rent amounts along with other important information. You will also need to provide with the lease the "Residential Lease Inventory and conditions form" TXR- 2006 and it need to be returned to you normally 48-36 hours from the move in date. This form will allow the tenant to document any current issues with the property so that they are not held responsible upon move out. This document is extremely important to the owner. If the owner allows pets and has conditionally okayed the applicants pet then also send them the "Animal Agreement" form TXR-2004 with the lease.
