I just had my buyer purchase a new construction home that paid a 4% commission along with a BTSA of $3000 dollars.

The MLS agent remarks section said that a $3000 BTSA would be paid to the selling agent along with the 4% commission. The contract does not mention the BTSA but does include the commission owed to the buyer's agent. What is the best strategy to get the seller to pay the BTSA?

I would show the MLS print out to the sales agent. It may well be he thought the date for the bonus was over. It could be someone forgot to take out the bonus. Nevertheless, it was advertised and will need to be honored. Ask for a copy of the form acknowledging the bonus. Do not hesitate.

It may have been an oversight. If it was not included, ask what can be done to remedy it or who you need to speak with. If need be, include your broker in the conversation.
