Please, please, PLEASE hire a professional photographer (have your agent hire a professional photographer) when listing your home for sale or lease. High quality photos make SUCH a difference in the way your property comes across to the masses. The presence of a property online is the first impression prospective Buyers and their agents have. I can assure you that your property will quickly fall in the "no" pile, if it does not show well in pictures as Buyers won't want to waste their time viewing a property that doesn't catch their eye initially. I have seen everything from "night shots" (literally, taken with a camera phone with no flash), "photo bombers" (agent taking a picture of the bathroom and catches him/herself in the mirror), "photo bombers continued" (homeowners / pets present in photos), "the drive by" (photo of the front of the house, taken lopsided with a phone and catches the car mirror in the corner), etc. HIRE A PROFESSIONAL!

Absolutely right. Cutting corners and not spending right amount on marketing puts a property under risk to sell fast. This is a lose-lose situation for everyone. Once a property stays on the market long, people tend to avoid it.

I highly recommend that an agent spends money on profession photos, videos and on marketing.

I couldn't agree with you more!! I can't tell you how many times I hear clients say I can't believe they allowed those photos of their home to be posted like that

I actually take my own pictures, but try to take the time in order to capture the right lighting, angle, etc. I do not have professional equipment, however it does come out nicely and is presentable and professional nevertheless. People may have luck with a free online Youtube video on how to take "professional' photos, or even more formal online classes (many of which can be found for free). Another possibility, which I have done, could be to have them professionally touched up by someone profi...

Another possibility, which I have done, could be to have them professionally touched up by someone proficient in Photoshop (without detracting from the true in person physical appearance of the property).

Amen! In addition I would add if there is some simple clutter in the photo - help your seller out and remove it from the camera shot AND no one needs to see a photo of the toilet with the lid up. I'm not sure why there are photos of just the toilet but I see it all the time. No buyer has wanted to see or buy a home based on the toilet. Hire a professional and ask "would a buyer need/want to see this to decide to view the home?"
