12 year old House vs 5 year old House in Sugar Land and Missouri City

Is it a good idea to buy a 12 year old house compared to a 5 year old house in Sugalr and Missouri City. Listing price difference is around $50K. 5 year old property is listed at $115/sft and the 12 yr old at $110/sft. Although the 12 year old is nice, my concern is regarding the roof life, HVAC life etc. Is it worth paying that difference for the age of property

You should review the sellers disclosures of the older home & check to see the age of roof and A/C & I would have an inspector check the condition if you decide to place an offer. This would be a good bargaining chip to reduce the price if you went with the older home.

Rajkiran, great question! There are far more variables here than just the age of the homes and their components when trying to determine which home is the "better idea." For both properties individually, your REALTOR should check what comparable homes have sold and are selling for to determine whether the values of each property is fair at the current asking price. You may find that one of the homes is not worth what the seller is asking, which could potentially sway your decision by that factor alone. The value on the older home may be so good that paying for all the repairs you spoke of may still make it a better deal. Keep in mind that you should always have any home inspected before you actually decide to follow through with a contract on it. During the inspection, you will find out the condition of things such as the roof, A/C, Water Heater, etc. Also, are they both in the exact same neighborhood, or is one home potentially in a more desirable neighborhood than the other? This could make all the difference in resale value and in your daily life while you take residence there. The biggest thing here, in my opinion is: Which one works best for you now? Hello Rajkiran. If your ONLY worried about replacing older components on a home, 12 year old home is better. It will not cost $50,000 to replace a roof, AC systems, water heater and even the kitchen appliances...combined! Now of course, that is assuming you have $50,000 in your pocket for these expenses. Many Buyers do not and would rather mortgage the $50,000 additional cost for the newer home and spread that over 30 years VS paying now for those items (and the newer home should be more energy efficient saving you more money). And there are so many other factors...layout of home, neighborhood quality, schools, etc. You and you alone will know which is the "best" home, but let us help you break it down. t really all depends on that house specifically. I have done about 30 transactions in my 2yrs of real estate and have had brand new houses from different builders with more problems than older homes. It really is good to have a great team on your side. If your realtor is not necessarily seasoned but more importantly experienced they will know what to look and ask abut and also what to require the seller to fix and what is not a big deal so that you won't loose a great house in this market.
It cost you, the buyer, $0 to have an experienced and knowledgeable Realtor to represent you and it is the smartest and safest way to go with such a large investment.
