how do I find rentals the first day they are posted. been looking since November for 3b2b on HAR for $1100 or less.

It seems we are always a day late or Realtors ignore request for more info and then respond days later that property is gone. I am a self employed writer with base joint income of $3500 from pensions and rentals for me and mom. (That does not include my writing income). Moved here from Michigan to take care of mom. Been a homeowner since '95. Requests to see inside homes have been ignored. My former Realtor said she has been blocked and then 4 days later property is rented. My mother has grown weary of getting excited about a prop and not allowed to apply. When we do apply, have been turned down BC self employed even tho tax returns show 3x the income. Moved mom from Michigan BC winters are harsh with her bone marrow cancer. But the rental climate here is emotionally brutal. Help!

You definitely need to enlist the services of a realtor to work in your best interest. Buyers/tenants should be represented by their own realtor just as sellers/landlords are represented by the listing agent. You need someone to "go to bat" on your behalf.

I recommend contacting someone who specializes in leasing in the area of town you are looking to live in. There is a great feature on HAR.com in the top "blue" header - Find a REALTOR. Searching for someone with an ABR designation (Accredited Buyer Specialist) will behoove you as well.

Landlords and property management companies are very specific sometimes about their leasing requirements. all your documentation ready for your agent to submit will be most helpful. Any extra letters of recommendation and documents supporting supplemental income are important as well. At the end of the day the landlord/property manager needs to ensure the best they can that they are leasing to a tenant that will pay rent on time.
