His key handoff system is reliable, efficient, and convenient. The photos and description of his place do not do it justice. It is so spacious, clean, an comfortable. The gym and pool are steps away, and you get two free parking spaces. The building is very secure, and requires passwords and fobs for entry. It is also in an ideal location-- mere miles from Midtown, Montrose and the museum district, and Rice University. We had an excellent stay and would return. Sophia P.

Corporate Relocation Reviews: The apartment was exactly as described. We were in Houston for business and the location was perfect. One half block from the Metro Train meant we did not have to hassle with traffic, even though we had a car. The apartment was clean, equipped appropriately with all amenities. Corporate Relocation Reviews: The location is absolutely perfect, close the the light rail, medical center and museum districts. If you have an event at NRG, you can walk and skip traffic and parking. His place is clean and cozy, quite comfortable. Huge tv, WiFi, cable, and a blue ray too. The pool is a nice bonus. Corporate Relocation Reviews: The apartment was nothing less than perfect for what I required! Modern amenities throughout, really comfy bed and lovely natural light through the daytime. The apartment Pius picked for me was located on the 4th floor with the loveliest view on to the pool area. "The Valencia" is situated in easy walking distance to the street train with great access to either the NRG Center in one or to Midtown/ Downtown with shops, restaurants and convenience stores in the other direction. As mentioned previously the documents are the same. Title will require funds to be in a US bank account min 14 days prior to closing. If financing is needed, the UN Federal Credit Union in New Jersey finances foreign nationals as long as they are buying in the US. They perform credit and background checks in the country of origin. If the foreign national is working in the US in the medical field, (example) depending on employment and assets, they may get financing from a local bank or even a line of credit for the purchase of a home.\nJust my experience with Foreign buyers.
I use a 3 page lease agreement for my portfolio of short term rentals. Due to the clientele of International (who do not have SSN or credit built in the US) patients, potential investors or corporate clients relocating, I accommodate them through detailed background checks both here in the US and abroad along with deposits to secure the owners interests. Corporate relocating is a whole different business and you should be cautious to who you are renting too. Leases under 1 month are subject to hotel taxes which you or the landlord have to collect depending who is managing the tenant. Platforms like Airbnb and VRBO are in some cases are not allowed by some HOA/POA\'s, you will need to check to avoid violation fees. Some cities in TX require the owner pay a leasing fee. Yes, you can. You must have the HAR Form 301 (International Listing Agreement) signed by the owner of the property in the country. To get paid you can use the International Realtor Member Referral Contract Form.This form is between your brokerage and the brokerage in the country you will be listing the home. If there is not another broker involved then you have to ask yourself who is going to do all the staging, showings, legal paperwork with the buyer and closing? Team up with someone in that country to handle this for you. NAR & TR\'s frown on US agents placing their signs in countries where they are not licenced to do business. Even if there are no Real Estate licencing laws, there are business, tax & Immigration laws which could be violated if you do business and receive money in a foreign country.
