So I am a business owner that is from Houston but we purchased my business in Maine. I am coming back to Houston to purchase another business. My question is My wife who is 58 years old and she has a felony. She is an accountant by trade and the offense is not sex offense or anything of that sort. We would like to rent and then buy a house. How difficulty will it be? I have perfect credit above 800 and no background trouble. I am open to paying the years rent in advance and if anyone is interested I would love an agent. I have encountered this situation with past clients and my advice is to write a letter to the prospective landlord if you are renting a house. We all make mistakes and should not be forever defined by our past mistakes. Keep it brief and not too personal but disclose your current goals. Hire an agent who can advocate for you and be ready to pay a little more on a security deposit. This has worked for my clients in the past and hopefully, you are able to have a smooth transition back to Houston.

Can an agent host a Brokers Open House while a property is in "Coming Soon" status on MLS?

Nope! Pocket listings are a no, no, and if you are hosting an open house, it has to be open to the public, therefore on the MLS. You can have the agents in your own broker come preview it but not an open house.

A broker willing to mentor, train, and provide structure would be the best for new agents. You don't have to use a big-name brand broker to have those tools. If this is a career change, then you want to be the agent with the tools to grow your business in any market. A broker that is willing and able to train and guide you to grow your small business is worth everything. Also, ask and see the culture of the brokerage. If there are too many new agents, that might be a red flag. Ask about the splits, floor time, and what they are doing to innovate with changing demographics and technology. Ask a ton of questions!

What would be the best Schools for our kids, Elementary, Middle, and High schools? We have kids, 6yr old and 1.5 yr old. We are looking in Richmond and Rosenberg, TX, area.

Niche and Best Schools are great sources of information on demographics and test scores, but I would call the principals of the schools in the area you want to move to. The ratings are a tool, but what makes a great school depends on what you think makes a school district - great. Is it just test scores or the culture of the district? Is it the fine arts programs or athletics? Before you call any of the principals ask yourself - what makes a great school district for my family?
