Nothing is more frustrating than to have to go back to your clients with no answers for an upcoming showing from a listing agent or to have to tell your sellers you have no response from an agent that showed the property & does not provide any feedback. It should be mandatory if a showing is scheduled!!

In a market this crowded, you have to find ways to stand out. If a listing has been sitting and youve got showings coming up, be proactivecall or text the agent ahead of time and ask for real feedback, both good and bad. Acknowledge theyre busy, thank them for their time, and let them know youre happy to return the favor when the roles are reversed.

Currently looking to relocate to TX from PR and not sure how and when in the process inspection of the home take place. Construction is totally different from PR and I\'m afraid to buy a home with issues.

The listing agreement should say 6% if you represent the seller. If buyer, make sure they understand if the seller pays less the buyer us responsible for the rest. Good Luck!
