What current trends are you noticing in the Houston market, especially with buyers relocating from other states?

This is a great question! Many relocation buyers moving to Houston from states like California and New York come in thinking the city is still a cheap market. Theyve heard about lower property taxes, bigger homes, and more land for less money, and while thats true to a degree, theyre often caught off guard once they start touring homes. The neighborhoods everyone wants especially inside the Loop or in top rated school zones arent bargain-priced anymore. Most of these buyers are practical and numbers driven, focused on getting good value and long-term upside, not just a low price. Because theyre not waiting to sell a home elsewhere, they can move fast and usually lean toward new construction or turnkey homes that are move-in ready. Theyre typically shopping in the $400K to $800K range, but plenty end up going higher once they realize what it takes to get the quality and location they want. The key is helping them reset expectations early. Houston is still affordable compared to the coasts, but its no longer the discount market it used to be especially in areas with strong demand, newer homes, or short commutes. What they really need is someone who knows the market inside and out not just to sell them a home. They need a skilled realtor to help them see where the real value is and make confident decisions without wasting time or money.

What are some effective ways you're generating brand new leads—outside of referrals, friends, and family, and open houses? I’m looking for strategies that consistently bring in fresh prospects who don’t already know me.

I have not sold a house as I work full time at a property management. So I do realty stuff part time and I know selling homes is very time consuming. But I have been trying to figure out if I am wasting my time doing this part time. Or is ok. Like do you all think that ok ?

When I first started in Residential Real Estate I worked leases, I used this to build a future sales pipeline. Looking and finding a lease home for your client, can be as emotional and time consuming as helping a Homebuyer. I don't think you're wasting your time! You got this!

You have to be a member of their MLS association , i had to become a member os Sabor which is San Antonio MLS in order for my Supra to work .

I recently submitted a full price offer shortly after the house on the market (922 w Forest dr. 77079) but felt the listing agent is extremely unprofessional and would not release all documents, nor answering any emails or phone calls. My agent even went to the open house to meet with her in person but was treated poorly. After waiting for two days, the agent simply told us No. Why can file a complaint against agent who practice discrimination?
