I understand your concern but unfortunately the mls listing price is an invitation for offers and not always a set price. Another hypothetical situation is when seller lists the property and receives multiple offers making seller re-think the sales price. We must remind ourselves again that its not final until an executed contract is in place. It is also typical for sellers to increase sales price with owner financing transactions. \n\nWhat I recommend is to have a real estate agent to analyse the compatibles of the subject property and find the market value to actually see if what seller is asking is too much or fair. For the use of whoever is inquiring and for the colleges that extended the hand to help you, this is an undeniably complex scenario and not many actually can picture the entire process and all that is needed for a successful transaction. No one can claim it is a walk in the park. \n\nIn general I am going to provide a few questions that should clarify some of your doubts. \n\nFor starters if you carry a social security number it doesn\'t mean that you have a type of visa that allows you to reside in the US. So there is a number of questions that one needs to clarify before moving forward. The scenario is \"husband does not have a social security number but the wife does\": \n\n- Is wife a legal resident of the US? Perhaps she has a work Visa. Is it valid or when it will expire?\n- yes wife does have a visa or permanent resident card but did husband already apply to obtain one of his own?\n\nLets just say, wife does have a work visa or is a permanent resident. The other question is, does she work? Does she make sufficient and verifiable income? \n\nWhile there are products out there that require only a \"number\", does family have sufficient funds for a large down payment? Again does wife or whoever carries the ss or ITIN make enough verifiable income?\n\nThis is a delicate and complex product and it needs to be put together right or you and the agent will waste their time. if it is a NO to all of the questions above but you do have enough capital you can consider OWNER FINANCING options. \n\nIf the question is related to a cash transaction only (no home financing needed) than forget about what I wrote.
