Good question! Most of the time I like to have the repair costs added to any seller paid closing contributions. This will directly affect the buyer by giving them more money after closing to handle the repairs in a way they see fit. I rarely ever like to reduce the purchase price because my clients will see almost no impact and will have to come up with the repair costs out of their own pockets since the repair allowance is being reduced from the purchase price. Of course, if the closing contributions are maxed out, then reducing the purchase price is another option. Or the seller pay the repairs directly. It just depends on the repair type. I do agree with John with trying to avoid conflicts. The buyer can also request quotes to repair the items and have the seller pay it directly.

What is your best buyers pre-screen/ qualification process, prior to showing a home?

I have some basic questions I always ask prior to scheduling an appointment. For my listings, I always share that the seller/landlord has asked that I only show the home to qualified buyers/tenants so I just need to collect some basic info before showing:Are you working with an agent or just looking on your own?Do you currently own a home, lease or live with family?If lease, when is your lease up?When do you plan to move?How long have you been looking?If it's a purchase, have you received a written pre-approval letter from a lender yet?Just these basic questions save me a lot of time from showing people property who may be 6-12 months out from moving. It doesn't mean I don't meet with them, I simply change the exchange to provide information that is valuable to them, add them to my database and start building rapport so I can assist them when they are ready.
