What do you do if a new clients credit score is to low?

They need to talk to their lender for guidance. From personal experience I was able to add one of my kids as an authorized user to a couple of my credit cards with a high limit and no balance to boost his so he could buy a home. Only took about 4 weeks.

I am the listing agent for a condo and the buyers agent sent me the complete inspection report her client paid for. They asked for only 4 items to be repaired. Seller declined so they terminated. I will be returning listing to active, the condo\'s were built in 1964 and seller wants to sell as if and not pay for any repairs. Do I just add inspection report as an attachment, market listing as being sold as is and do I need to update sellers disclosure? Any advice is welcome...

Have the seller update the seller’s disclosure and attach the inspection report in the docs on MLS. You might add seller will not make any repairs in the private remarks on the MLS also\n

I love the classes with HAR. I am in the Dallas area but have made the drive down to take their classes prior to Covid. Not sure if it\'s the teaching style or the questions/input from other realtors in class but I feel I got more from the classes I took at HAR vs my association. Price-wise the classes I took with HAR were less than with my own association. I don\'t factor in gas because I use the trip as an excuse to visit my parents in.

I am representing a buyer. The contract has been executed on tenant occupied single family home. The lease will be ending on May 31, 2021. The seller did not have pet agreement on 3 dogs (2 of them 150 lb Great Dane !!!) Is it possible for my client to get a Pet Agreement with reasonable pet fee before the closing?

If you are saying there is not a pet agreement already in place with the current lease, the tenant would be in violation of the lease. The option would be to remove the animals or agree to a pet deposit/pet rent. If the lease allowed for the pets but did not require a pet deposit, you cannot require one now without mutual agreement. \n
