Does anyone know of a lender who works with ITIN borrowers, allows less than 10% down payment, and has successfully closed transactions with them? I’d appreciate recommendations from anyone who has personally worked with such a lender?

There are many lenders that work with ITIN numbers, I recommend Owner Finance Network, they not only work with ITIN numbers but also offer several homes with Owner Finance options with either no down payment of very low down payment, lease to own etc. Feel free to reach me to tell you more about it.

My buyer has been ready to close for the past 7 days. Sellers are not getting the liens releases required by title, now sellers will not sign amendment for closing. I understand that since neither party has terminated, that we are still under legal contract - however, I am so upset that a seller can do this? My buyer is now homeless and seems the seller is able to back out, my buyer is limited funds and can\'t afford an attorney. I have no idea what to do. I have never had anything like this happen.

Sounds to me like a clear case of Default by the seller. I would for sure talk to an attorney to at least send a letter to demand specific performance. It should not cost you more than a few hundred dollars and might convey the message that the buyer is not playing any games.

Hello Zhaoqi Li, you can use a computer app called: pdffiller.com once you upload the original pdf you can delete the pages desired and save it as a new document. Hope it helps ! I use this tool a lot :)
