I am exploring to learn analysis on the commercial transactions. I did not find that in the Search nor the Property Type "CP" is not listed in the All Properties search. Please share your thoughts

Creating a CMA for commercial property is a bit different than residential because it depends more on income and use. Youll want to:1. Gather property details size, type, zoning, NOI (if leased), etc.2. Use comps look at recently sold similar properties (from MLS, LoopNet, CoStar, etc.)3. Check price per sq ft & cap rates especially if the property is leased.4. Adjust for differences like location, condition, or income stream.5. Present your findings show comps, numbers, and your suggested range.For income properties, I usually use the income approach (NOI cap rate = value). For vacant or owner-user buildings, I go with sales comps per square foot.Also make sure to check with your broker if your allowed to work with commercial property. In many cases due to commercial not being your area of experience your broker will encourage you to refer the lead to an agent who specializes in commercial property. I had 2 listings that were non-qm loans. Ultimately the seller delisted. Since no one was willing to to do that type of loan. How to handle these types of listings?

Not sure if Im understanding this correctly, but are your clients specifically looking only for Non-QM loans? Or are they avoiding them altogether? The way the question reads, it could go either way.If your clients are hesitant to work with Non-QM loans, heres how Id approach it:Ive had listings where the buyer came in with a Non-QM loan, and the seller ended up walking away, not because of the buyers qualifications, but simply because they didnt fully understand the loan type. Thats where we, as agents, really need to step in.Non-QM loans are often used by self-employed buyers, realtors, contractors, small business owners, folks who may not meet traditional lending guidelines but have strong, verifiable income and are committed to the deal.In these situations, I recommend connecting directly with the buyers lender. Getting a clearer picture of the financing can help you communicate it more confidently to your seller. The more transparent we are, the easier it is for clients to make informed choices.At the end of the day, our role is to guide, educate, and advocate for our clients, not just through the showing process, but all the way through negotiations and financing discussions too.Happy to help if you want to talk through a specific deal.

I work with several investor clients, and when it comes to fix-and-flip properties, having a clear system to evaluate deals is key. Here's how I typically help clients break it down:What I Focus On for Fix-and-Flip Clients:1. ARV (After Repair Value):We start by estimating the ARV using nearby comps that are fully renovated and have sold recently. Ideally, they should be within a half-mile radius and sold in the last 36 months.2. Repair Costs:I recommend having a trusted contractor walk the property ASAP. In the meantime, I help estimate repair costs based on square footage and condition (light, medium, or heavy rehab).3. Purchase Price vs. Total Investment:We look at what the investor would pay for the home plus the estimated rehab budget and holding costs.4. Profit Margin & Exit Strategy:Every investor has different goals, but most are looking for at least a 1020 return on investment or a minimum $25K$50K net profit depending on price point.Common Wholesaler / Investor Formula:Most wholesalers and experienced flippers use this simple formula to quickly screen deals:MAO (Max Allowable Offer) = (ARV 70) Repair CostsARV = After Repair Value70 = Common target to account for profit, holding costs, closing costs, etc.Repair Costs = Estimated rehab budgetThis formula helps investors stay in the green after all is said and done. In todays market, some are adjusting that 70 to 7580, depending on how hot the area is or how fast things are moving.Extra Insight:I also help my investor clients:Pull historic pricing data to see trendsCheck for upcoming zoning changes or developmentsEvaluate school ratings, rental comps, and resale compsGet quick feedback from local contractors or stagers if needed. I have a signed contract (1-4 Family Residential Contract) with the seller. The seller did not sign the HOA addendum and Non Realty Items Addendum. How long does the seller have to sign them?

If you and the seller have both signed the main 1-4 Family Residential Contract (TREC) and it has an effective date, the contract is binding, but only for the terms that were agreed upon.However, if important addenda like the HOA Addendum or Non-Realty Items Addendum were included or referenced in the contract, they need to be signed for their terms to be enforceable.There is no automatic deadline unless:A specific deadline was written into the contract (such as in the Special Provisions or an Amendment).You or your agent sent over the unsigned addenda with a request for signature and a stated deadline.Without those, the seller can technically delay, but it puts both parties in a gray area.Have your agent or broker formally request the seller sign the missing addenda ASAP, ideally with a quick deadline (e.g., 2448 hours). If the addenda were referenced in the original contract and not signed, this could lead to confusion, delays, or problems with underwriting or closing.If the seller refuses or delays too long, your agent may need to consult your broker or a real estate attorney to decide how to proceed or whether an amendment is needed.
