"Blue Tape" Walkthrough

First off, what is a "blue tape" walkthrough?

You are under contract and working towards closing on a new construction home!  Congratulations-buying a home that no one has ever lived in before is exciting.  There are many steps to take to get to the finish line, but one of the more fun ones is the blue tape walkthrough.  It's called that, because we will have a roll (or two) of blue tape.  We will be taking a very close look at everything-from top to bottom-and placing a piece of tape close to the issue you find.  Then, the builder will come back before closing and take care of all of those spots.  Making the house as close to perfect for closing as possible!  It's also recommended to bring a friend or your Realtor, so you have 2 set of eyes on the home.  And, it's more fun!

Here are the top 5 things to pay attention to when doing a blue tape walkthrough:

1. Most obvious and probably most numerous will be imperfections in the paint.  You'll want to run your eyes over every surface that you can see.  Pay special attention to any paint cracks as well.
2. This is a great time to run through the inspection report that you received, and make sure all repairs are complete.  The final walkthrough doesn't leave much time for something to be done.  Better to catch it now!
3. Open all the drawers and cabinets and make sure they are all closing flush and don't need to be adjusted.  Many times, the hinges will need a slight adjustment to close properly.
4. Check the windows closely.  Do they need to be cleaned (inside AND out)?  It would be much better to have the builder clean the exterior of the windows so that they are sparkling on closing day.
5. Take some extra time looking at everything in the home.  I like to make sure the cooktop is working, all appliances are working, are there tiles that might be cracked, or granite that might be scratched? 

Remember, take your time!  A good walkthrough could take a couple of hours (or more in a bigger home).  Maybe ask that the builder be there with you, or at least your Realtor, so we can help answer any questions that come up.
