Property Tax Exemption Deadline April 30: But Don't Fret!

Nobody likes to pay a dime extra in taxes. But when it comes to property taxes, you could pay too much if you don't know you qualify for an exemption.

If you purchased your home during 2019, the deadline to file your homestead exemption is April 30. However, if you miss the deadline go ahead and submit as soon as possible. You might still be eligible to get the exemption and it could possibly go retroactively to at least 2018 so check with your county appraisal district.

A homestead exemption removes part of the value of your property from taxation and therefore lowers the amount of your property taxes. Your home qualifies for an exemption if:

  1. you own it, and
  2. it is your principal place of residence in January.

For example, if your home is appraised at $100,000, and you qualify for a 20% school exemption you will pay school taxes on the home as if it was worth only $80,000.

Here's the thing. The state, county, or city agency that collects your property taxes usually won't tell you that you qualify for an exemption.

Harris County

In Harris county, you can download the mobile app and file online at HCAD Homestead Mobil App or fill out the Harris County Homestead Exemption Application and mail in along with the supporting documentation. If you have any questions, you can contact the HCAD office directly at 713.957.7800.

Montgomery County

You can register, select, and complete the online form at Montgomery County Property Tax Exemptions . Any questions, call 936.756.3354. 

Fort Bend County

Texas Comptroller's Property Tax Exemptions Information

The Texas Comptroller Property Taxes site provides exemption detail on the following: 

  • Residence Homestead 
  • Inherited Residence Homestead
  • Age 65 or Older or Disabled Persons
  • Veterans
  • Wind-Powered Energy Device 
  • Charitable Organizations & Businesses
