Home buyers are inundated with information. So, let's make it easy for them.  You want your prospective buyers to walk in and say "ahhhh".  In today's market with so many choices you have to be a cut above to sell your home quickly.  Stay away from the dreaded over pricing as it will be your worst nightmare, a good Realtor knows so listen.  Try not to let your home look like HGTV threw up all over it as it will distract the buyer from their needs to your likes.  Do they remember that their furniture will fit in the living room or your tchotchies?  If you aren't sure, don't.

Absolutely not. 

I recommend taking down your drapes no matter what.  They block light.  Paint the house very neutral (ceilings white).  Walk through a model home for color ideas.   If the living room is small store your large furniture and buy or rent two inexpensive love seats.  

Do the math, spend $2K to sell quickly or pay it in taxes over the course of a few months.
