A Look at Days on Market Statistics in Katy & What Affects Them

It's a question almost every listing agent hears, "How long do you think it will take to sell my house?" The answer varies based on many factors such as the location, condition, and finishing of the home. However, one of the largest factors of days on the market in our area is the price range the home is in. With some exceptions, the more expensive a home is, the longer it will be on the market before being sold. The chart below shows the median DOM for homes with a Katy postal address for the last year, segmented by price point. 

Katy, Texas is one of the hottest markets in the Houston area as far as how fast homes sell once being listed. The chart below shows the median days on market for the last year of homes in Katy vs. homes in surrounding areas.

Katy is booming. However, we have an atypical factor to add to the pot when looking at days on market in Katy specifically. Katy is particularly enticing to many homebuyers because of stats and reputation of the Katy Independent School District. But not every home with a postal address of Katy is zoned to the Katy Independent School District, and not every house zoned to Katy ISD has a postal address of Katy (some Houston and Brookshire neighborhoods are zoned to Kay ISD, while some Katy neighborhoods are zoned to Cypress-Fairbanks ISD). 

So is there a difference in the DOM for homes in Katy depending on the school district they're zoned to? The short answer is yes. The chart below shows the median DOM stats for the last year for homes with a Katy postal address further segmented by the school district they are zoned to.

These are some awesome stats to be able to share with prospective listing clients and to use in setting realistic expectations for the length of time the seller can expect their home to be on the market.
