10 Reasons to List Your Home During the Holidays


The decision to put your home on the market can be a daunting one at best but this is especially tough during the holidays. One of the most frequently questions I get this time of year about selling a home is “should I sell my home during the holidays?”

So if you are a homeowner who is deciding between whether you should list your home for sale during the holidays or wait for the spring, consider reading the following reasons before you decide.  Let’s take a look at 10 reasons you might consider listing selling during the holiday you never know, this could be one of the best decisions you'll make all year!

  1. Serious Buyers Shop All Year

While the thought of selling your home during the winter months may dampen your holiday spirit, the season does have its advantages: holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed. The quality of the potential buyer of your home improves greatly. 

Motivated buyers will shop for homes all year, even if it’s the holiday season. These are the type of buyers that you want walking through your home; they take serious time on taking advantage of lower interest rates rather than waiting and potentially being affected by an interest rate increase.

  1. Fewer Competitors During The Holidays

Let's face it...most home sellers like to wait until the "hot" selling season to put their home on the market.  But why not get a jump on the competition?  When housing inventory is low, buyers will appreciate a home that is competitively priced and in tip-top showing condition.  Your home may generate a lot of interest and even multiple offers, which typically means a higher sales price and better terms.

  1. More Relocation Buyers

The holiday season is a very popular time of the year when relocation buyers are thinking about or are preparing to move to a new city or state.  Many of them need to be in their new city or state right after the New Year begins.

This is an excellent opportunity for you to target an audience of buyers that may not be as strong during other times of the year.  This alone is a great reason to list your home during the holidays and not wait until after the New Year or the spring real estate market.

  1. Your home may look its best during the holidays

Another one of my favorite reasons to sell your home during the holidays is that homebuyers will get to see your neighborhood all spruced up.  Lots of residents adorn their homes with lights, festive wreaths, candles and more - it's fun just to drive through a neighborhood and get a feel for it during the holidays.  Whatever your holiday traditions...they resonate with home buyers!

  1. Buyers Are Emotional During The Holidays

Another excellent reason to list your home during the holidays is that buyers’ emotions tend to run higher during the holidays.

Most people, homebuyers included, are HAPPY during the holidays!  Happy homebuyers who need to move are attracted to homes that are warmly decorated and inviting. Buyers can get emotionally attached to your home if it invokes a sense of family and holiday spirit.  (But don't overdo it!  Too much decorating can be a big turnoff!)

  1. Competitive Edge for Your Purchase

If you sell your home during the holidays, you will be a non-contingent buyer when it comes time to buy your next home!  Few things hurt a homebuyer's bargaining power more than being a contingent buyer - meaning you must sell your current home in order to buy your next home (which is true of a lot of people!).  Many sellers won't even consider a contingent contract from a buyer - there's just too much risk.  So sell your home during the holidays, know how much money you have to invest in your next home, and buy your next home with a strong, non-contingent offer!

  1. Showing Times Are More Convenient

Another popular reason to list your home during the holidays is that restricting showing times is not uncommon.  Homebuyers may be able to take a little more time off during the holidays to look at homes.  Kids are out of school, and some families have more time to check out homes and neighborhoods - why not be one of the homes they want to see?

  1. Smoother Transactions

There are a variety of reasons closings get delayed in real estate, one of them being a work overload.  Since all of these professionals have fewer transactions during the holidays, they’ll able to focus additional time and effort on your home sale during the holidays.  A smoother transaction is another phenomenal reason to list your home during the holidays.

  1. Buyers Have More Time to Search & Shop For Homes

It’s common that people have more time off from their job during the holiday season.  This means that potential buyers have more time to search and shop for homes.

Not only do buyers spend more time searching online for homes during the holidays but because they have additional time off from work, they generally have more time to view homes in person.  The extra time that motivated buyers have to search and shop for homes is another excellent reason to list your home during the holidays.

  1. Top Real Estate Agents Are Up To the Task

Since top real estate agents are actively working all year, another reason to list your home during the holidays is that you’ll have a better chance of hiring a top agent.  Certainly, it does not mean that if you call an agent during the holidays and they agree to list your home that they are a top agent.

It’s extremely important to still make sure you take the proper steps in hiring a top real estate agent and understand the importance of how to interview a real estate agent when selling a home.

Only you can decide when is the right time to put your house on the market!  But I hope I've given you some food for thought.
