The decision to put your home on the market can be a daunting one at best but this is especially tough during the holidays. One of the most frequently questions I get this time of year about selling a home is “should I sell my home during the holidays?”
So if you are a homeowner who is deciding between whether you should list your home for sale during the holidays or wait for the spring, consider reading the following reasons before you decide. While the thought of selling your home during the winter months may dampen your holiday spirit, the season does have its advantages: holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed. Most people, homebuyers included, are HAPPY during the holidays! Happy homebuyers who need to move are attracted to homes that are warmly decorated and inviting. Buyers can get emotionally attached to your home if it invokes a sense of family and holiday spirit. (But don't overdo it! Too much decorating can be a big turnoff!)
If you sell your home during the holidays, you will be a non-contingent buyer when it comes time to buy your next home! Few things hurt a homebuyer's bargaining power more than being a contingent buyer - meaning you must sell your current home in order to buy your next home (which is true of a lot of people!). Not only do buyers spend more time searching online for homes during the holidays but because they have additional time off from work, they generally have more time to view homes in person. Since top real estate agents are actively working all year, another reason to list your home during the holidays is that you’ll have a better chance of hiring a top agent. Certainly, it does not mean that if you call an agent during the holidays and they agree to list your home that they are a top agent.
