What does OP, PS, and P mean? And why do I care? Here's how not to waste your time.

A(Active: Available, Green, Go See). Definitely go see if you like the property. However, have your agent check before you see because there might be one or two other parties that are interested. If you really like it, you may have to go over asking price or change some other critical items in your offer to get accepted.

OP(Option Pending). The property is unavailable. There is an active buyer who is performing inspections and will negotiate repairs with the seller. In order to get the property, you will have to wait until you see it become available again before making an offer. I would move on.

PS(Pending Continue to Show). Repairs have been agreed upon with both parties. The seller is waiting on the buyers financing to complete. This is an almost sure deal. Do not waste your time seeing this property even though the agent is encouraging the seller to keep it available. Why look at something you cannot have?

PEND(Pending). Similar to PS. Seller is disallowing showing of the property at all for any reason. Some listing agents use this as an indication that the buyers financing/credit approval has been satisfied. Skip this property, go on to the next. Do not waste your time.

CLSD(Closed/Sold). This property has successfully completed the transaction. The value of the property is useful for comparing comparable values for reasonable offers or listing a property. NOTE: These values only last for most lenders/appraisals in a six month window.

 

Good luck on finding your home. Focus all of your energies and time on properties that are A-Active or Green means Go See!!!
