The Solicitation of Oak Forest Neighborhood

I read an interesting article over the weekend about Oak Forest, a neighborhood just north of the 610 loop in Houston. Oak Forest is an older, established neighborhood that was originally comprised of single family ranchers built in the late 40's and 50's on huge lots - normally on 7,000 ft2 plus. This neighborhood has been one of the hottest areas for tear down and building mini-mansions.

Although this article could have been written several years ago, what I found quite interesting is the way people in the real estate community are contacting these home owners using direct mail, trying to get them to sell their homes at lot value.

The author writes: "It could be any number of entities. A builder, a realtor – or on the other end of the respectability spectrum – an “investor” who solicits with a “we pay cash for houses card” and is looking to make a quick profit on a booming real estate and rebuild market." 

Unfortunately, many home owners do decide to work with "investors" who pay cash for their homes, without ever having a good understanding of what their property is worth! These investors/wholesellers don't have the interests of the homeowner first - their interest is in their own profit margin. 

Hiring a Realtor is one good way to protect yourself if you are trying to sell your property, and get the most money possible. It is always helpful to get a professional, second opinion of value. Don't be fooled.
