Your have a rental property and its becoming a hassell..now what?

  The problem with a rental property is that as the owner you have no one to blame for anything. Renters assume you have all this money and if they are a little late it shouldn't be a problem. They have no idea the process of you using their payment to pay your mortgage on the property. That you have late fees if your late paying and or what kind of hardship it puts you in if in fact you have to pay the mortgage and wait a extra 3 days for their payment. That's why I must insist that the smart move is always to get someone to manage it for you. Before choosing that person be sure to interview and ask the real questions, How do you handle late payments? Whats your process for evictions? How are you going to market my property? and How do we handle damages and repairs?
These are only a few questions but to me they are the key questions to ask for performance issues and concerns. Now there are a few more things that need to be address and we will address those as well.
