First time home sellers don't know this but one thing that can be really stressful about selling your home is the buyers MORTGAGE COMPANY!

If you are a home seller having a professional Real Estate Agent that truly understands mortgage and finance can make your home selling experience a lot more pleasant and much less stressful!

Why should a home seller be concerned with their agents mortgage knowledge? Because when you receive an offer to purchase an unqualified buyer can tie up your home for 30 or more days!

A real estate agent that has strong knowledge about financing will be able to contact the loan officer and determine the actual strength of the buyer. Never never accept an offer without a loan approval letter that clearly states the buyers credit, income and assets and be verified. But getting this letter is only step one the next step is to have your real estate agent contact the loan officer directly and ask a few questions.

The loan officer can only answer very high level questions about your buyer but a skilled agent knows what questions can be asked and what the answers should sound like.

One of the worst things a home seller can do is enter a contract with a buyer that does not close. Going back to market puts a stain on your homes listing. Everyone wants to know - "what's wrong with the house?" and they assume the sellers "must be desperate now!"
