In Texas, landlords have 30 days after the tenant moves out to return your security deposit.

Here are three key tips to ensure a smooth return:

First, tenant provides a written move-out notice with their forwarding address. Without this, your landlord might delay the process.

Second, the tenant should clean the property thoroughly and document its condition with photos. And the Landlord, should have done the same prior to leasing out the home.

Third, the Landlord will need to received all the keys and access cards to make it all official.

Landlords, reasonable deductions are listed in the Texas lease and in the Property code and you’ll need to itemized this when you return the final security deposit.
