Exciting New Housing Development Kicks Off Near Needville, Texas

I'm excited to share some fantastic news for anyone considering a new home in southern Fort Bend County. The new Esperanza community, spanning a generous 442 acres near Needville, is gearing up for an exciting start. All the lots have been sold to top-notch homebuilders, and we might see the first few residents moving in within the next six months!

Last November, Windy Hill Development finalized a significant deal by selling 336 acres to Lennar Homes, following an earlier sale of 108 acres to Rausch Coleman Homes in August 2022. With these sales, the savvy developers Randy and Rachael Hall from League City have passed the baton to these builders to develop the homes, streets, and all the community amenities. Rausch Coleman is still dotting the i's and crossing the t's on their park plans, which will likely include playgrounds, walking trails, park benches, and a lovely pavilion.

Once farmland collected from various families with histories dating back to the Texas Revolution, this land is beautifully situated directly east of State Highway 36 between FM 361 and Oberrender Road, about 7 miles south of downtown Rosenberg. Those with school-age kids will be pleased to know Esperanza falls under the Needville Independent School District. Plus, it's outside any city's extra-territorial jurisdiction, thanks to the original selling families who helped secure the necessary entitlements from the county and established a municipal utility district for the community.

Initially, there was some hesitation due to rising interest rates, causing Lennar to temporarily back out of its initial contract early in 2023. But as the market began to look up, they jumped back in by the summer of 2023. Rausch Coleman has already started developing about 440 homesites, and Lennar is expected to start its work on a whopping 1,260 lots in the next couple of months.

Randy Hall estimates that nearly 500 lots will be developed this year alone, with a consistent development pace expected over the next three to five years, depending on how the market fares and how quickly homes are snapped up. These homes will vary, with front widths from 45 to 65 feet and sizes ranging from 1,400 to 3,000 square feet, all priced from the $300,000s to the $450,000s.

Originally, Windy Hill planned to develop these lots after buying the land through Connor Investment Real Estate. However, they changed course when Rausch and Lennar offered to buy the project once it was fully entitled. This strategy meant the builders could buy the land wholesale, much cheaper than the retail price for developed lots.

And the excitement doesn't stop with Esperanza; Windy Hill has several other projects in the pipeline, including the 442-acre Freedom Trail near Dayton and the 138-acre Indian Springs near Lake Houston, along with other developments across Greater Houston.

The development buzz isn’t just about Esperanza; southern Fort Bend County is becoming a hotspot. Starwood Land’s 933-acre Emberly project to The Signorelli Co.’s massive 4,700-acre Austin Point and Johnson Development Corp.’s future community on the historic George Ranch is happening here!

Randy Hall predicts, "Needville will be the next Katy in 20 years." With such a rapid pace of growth, small communities like Pleak, Fairchilds, and Needville are definitely places to watch if you're thinking about moving or investing in real estate.
