A Realtors Advice to Sellers in a Higher Interest Rate Market

As a Professional Realtor who has been buying and selling Real Estate in Texas for over 20 years, I have seen a lot of changes in the market, changes in interest rates, changes in home prices, etc. When I first got into the Real Estate Business, I did not have the courage to let Sellers know exactly what needs to be done to get their homes sold. In fact, I might agree with them and allow them to overprice their home, not declutter, etc. In Today's Real Estate Market, Sellers need to listen to their Realtor, who is the professional in the business, more than ever and take their advice to get the home sold.

The Real Estate Market is constantly changing. In a changing market, Sellers need to be flexible and make changes as necessary to get their homes sold.

Here is a list of 5 things a Seller can do to get their homes sold at a reasonable price in a higher interest rate market.

1. Price the home right. This is the number one reason I find when working with Buyers that are choosing a home in today's market. They will go with the home that is priced right according to the homes care, amenities, curb appeal, neighborhood, etc.

2. Offer to pay for some of the Buyer's Closing Cost, or offer to Buy Down the Buyers Interest Rate. This helps tremendously. Buyers are struggling to be able to afford rising cost on fuel, food, housing, etc. If you can add a benefit to a Buyer by paying some closing cost, or buying down their interest rate, this adds a lot of additional value to your home. When the buyer has a lower interest rate, it means their payments will be lower. Lower payments are a good thing for Buyers in today's Real Estate Market.

3. Curb Appeal is key to getting Buyer's to go inside and view your home in person. If you are unable to get the buyer in the door, it will be difficult to get them to bring you an offer on your home. Do what you can to make your home as inviting as possible.

4. Pack as much as possible. It is okay to leave some personal items, just make sure when the Buyer comes into your home, they are able to see the space and picture their items in the home. When a home has a lot of clutter or additional items, it is hard for Buyers to picture the home being theirs. Remember, less is more when Selling your home. It also helps the seller keep up with less when having their home on the market. Less means less to clean up when you have to leave for showings!

5. The easier it is to show your home, even with little notice, the better. Some buyers just pop in town without a lot of notice. If they are only in town for the day, or weekend and are unable to see your home, then they will most likely go with a property they are able to view easily. Buyers in today's market, don't have the patience to wait. Some are relocating from other areas, other states, or have time constraints on how long they have to find something. Make sure your home is ready to show, and is able to show as conveniently as possible. It doesn't have to be perfect, but as tidy as possible. A good time frame is about 30 minutes for most buyers. Anything longer than that, can make you miss out on some buyers.

We are in a Changing Real Estate Market. There are still lots of Buyer's out there. Don't get discouraged. Look at your competition, do what you can to outdo them! Take some of this advice or none, but these are some of the things I have been recommending to Sellers for several years now, but the Rate Buy Down is a Game Changer - Especially if you can get a local lender to run numbers for you to put in your marketing materials.
