Closing day is the final step in the home buying process and it's important to be prepared. Here's what you can expect and what you'll need to do before you get the keys to your new home.
Before you get too excited, there are a few more things you need to do. Take a final walk-through of the home to make sure everything is in order. Test the appliances, check for any damages, and make sure everything is as it should be. If you notice any issues, bring them up with the seller or your realtor before you sign the final paperwork.
First things first, make sure you have all the necessary documents. This includes your government-issued ID, proof of homeowner's insurance, and any paperwork from your mortgage lender. You'll also need a cashier's check or wire transfer for your down payment and closing costs. Double check with your realtor or closing agent to make sure you have all the documents and funds you need. You should have received the final closing cost numbers a day or two before closing (HUD-1 settlement statement). Closing costs and closing disclosures will most likely cover loan interest amount, down payment, discloses the full loan amount, origination fees, title insurance, taxes, Home Warranty fees (if any), appraisal, and any other changes according to what was in accordance with the seller. Review the closing disclosure and don't forget to compare it to the preapproval loan estimated amount that was given to you before.
The payment will be distributed by the Escrow Agent from the Title company.
On closing day, you'll meet with the seller, your realtor, and the closing agent to sign all the paperwork (this will be a lot so expect a hand cramp). This can take several hours, so be prepared to take the day off work if needed. After you sign all the paperwork, you'll receive the keys to your new home! Congratulations, you're officially a homeowner?!
Finally, change the locks. It's better to be safe than sorry; you never know who may have a spare key to your new home. Hire a locksmith or change the locks yourself before you move in. Don't forget to turn on utilities for your new home so that you have it ready for your move in date.
