Buying a house is one of the biggest investments you'll ever make, and you want to make sure that you are getting your money's worth. That's where home inspections come in! As a real estate agent, I've seen all types of inspections, and I'm here to guide you through the process!

First up, we have the general inspection. This is the most common type of inspection and covers everything from the foundation to the roof. The inspector will check for any major or minor defects, safety hazards, and give you an overall assessment of the condition of the property. It's important to note that this inspection is not exhaustive, so if there are any specific areas of concern, you may want to opt for a specialized inspection.

Next, we have the termite inspection. Termites can cause serious damage to a home, and it's important to catch any infestations early on. A termite inspector will look for any signs of termite damage, active infestations, and provide recommendations for treatment if necessary.

If the property has a septic system, you'll need a septic inspection. This inspection includes an evaluation of the tank, drain field, and associated components. The inspector will check for any leaks, blockages, or damage and ensure that everything is functioning properly.

Lastly, if the home was built before 1978, you'll need a lead-based paint inspection. This inspection will test for any lead-based paint in the home, which can be harmful to your health, especially for young children.

There's also more subdivided and specific inspections, such as, pest inspections, pool inspections, HVAC inspections, Electrical inspections etc. These will depend on what the house needs.

In conclusion, inspections are an essential part of the home buying process. They give you peace of mind and ensure that you're making a sound investment.

So, don't skip out on inspections they are worth every penny!
