Direct Home Inspection Tips by Harold Randle (Part 1)

Many of our clients who are in the process of buying a newly built home ask whether they need a home inspection since the home is brand new. Some home buyers believe that since the home is new everything will be built right and up to code by the builder. Builders often tell potential buyers that they do not need to hire an inspector since they have their own inspectors that will check the construction of the home as it is being built. Builders also tell homebuyers that any problems that arise after the home is completed can be repaired under the builder's home warranty.

What builders may not tell their homebuyers however, is that their inspector typically will not check the construction of their home with the same amount of detail that an independent inspector will. The potential homebuyer should also consider that while many deficiencies can be repaired under the builder's warranty, those repairs will only be made if the defects are found by someone. The builder's inspector may simply use a general checklist for certain items in the home, while an independent inspector should provide a more detailed inspection of all systems in the home, including the structural systems (includes foundation, framing, and roofing), electrical, HVAC, plumbing, appliances, sprinkler system, etc. It is not unusual for an inspector to find deficiencies in some or all of the systems during an inspection.

The above picture shows an actual structural failure of a new home under construction in a Houston area neighborhood. The builder's inspector obviously missed a major defect in the structural framing of this home. Construction defects, such as the one shown in the picture, can go undiscovered during the construction of a home.For this reason, we always advise anyone purchasing a new home to have an independent (third party) inspector inspect their home during the construction process and/or after the construction is completed.
