Have you heard of the Texas Department of Housing and Community Affairs?  Known to most involved in real estate as TDHCA.

There is a manufactured home division and there are laws governing everything about them.

Here is the link Manufactured Housing Division (state.tx.us)  There is all kind of info there but for this post, we want to Search Our Database and View Home Ownership Records

If you dont have the label or seal number, enter your last name and the county your home was originally installed in.

In the photo this was my first home.  It is personal property because it was placed in a mobile home park where the land was rented.  

This also happens when you purchase the land and the home separately.  You might have a land payment and a house payment.

Why is it important to have your land and home elected as Real Property?  Because you can then Homestead and save on your taxes.

I found 21st Mortgage Corporation that will refinance your home and land into one payment.

Make sure to ask them about surrendering the title to your mobile/manufactured home.

If you close with a title company they should surrender title.
