Are you curious where you can live in Tomball Texas while getting a new construction home. Well today I am going to share with you my favorite new construction neighborhood in Tomball Texas with Low Taxes! Before I dive in, I want to share this post with you, where I talk about How property taxes work in Texas.

Cherry Pines, a Tomball Texas Neighborhood

Now that we got that out of the way, the neighborhood I am talking about today and featuring is Cherry Pines.Cherry Pines is located in Tomball, TX off of Holderrieth Road accessible by Highway 249 and Grand Parkway 99, which happens to be just 2 miles south of Downtown Tomball Texas. Cherry Pines is a new single family home development by Meritage Homes. Cherry Pines is one of Tomball’s newest communities.

Amenities of Cherry Pines

In Cherry Pines, you will find a recreation center with a new swimming pool and playground accessible to all of their residents. The closest country club to Cherry Pines is the Tomball Country Club. Tomball Country Club is an attractive, affordable, 18-hole private golf course. The country club has two tees, red and blue, to fit your level of play. The length of the course is 6275 yards from the blue tees and 4986 yards from the red tees. The local park is Spring Creek Park has two lighted tennis courts, a softball field, barbecue pavilions, picnic facilities and a sand volleyball court. There are also several hiking trails and fishing available.

Tax Rate in Cherry Pines

One of the most popular reasons why someone chooses to live in Cherry Pines, is its very affordable tax rate. Most new construction neighborhoods have tax rates above 3%, but Cherry Pines has a tax rate of 2.46%.

Incentives in Cherry Pines as of 3/18/2022

Right now, Cherry Pines has some amazing incentives. Homes area being discounted 10k - 10k, with some of my favorites being the Pearl floor plan (three are available right now with move in dates of 6/03, 6/14, and 6/14. I also love the Winedale, There are also three Winedale available 6/07, 613, and 6/15. The homes with incentives are between 1600 square feet and 2800 square feet, and are priced between 357,000 and 413,000. District Rating:

A Rated Tomball ISD rates in an A in all sectors, from academics, to diversity, college prep and clubs/activities. Tomball ISD houses 19 schools within its district: eleven are A rated, and seven are B rated. The schools that received the highest designation schools are Creekside Forest Elementary School, Creekside Park Junior High, Decker Prairie Elementary School, Oakcrest Intermediate, Northpointe Intermediate, Tomball Intermediate, Tomball Memorial High School, Tomball Star Academy, and Willow Wood Junior High School.

Nearby:

Located nearby is Tomball Goat Yoga, the Tomball Fire Department, Tomball Grand Pavilion, HCA Houston Healthcare Tomball, and Park Manor of Conroe. For dining options theres the famous Goodsons Cafe, The Original Rib Tickler, Harris County Smokehouse, and Tads Louisiana Cooking. For shopping theres Academy Sports + Outdoors, Tractor Supply, Big Lots, Walmart, Kohls, H-E-B, Lowes, Home Depot, and Target.
