Hey Adrian, Great Question. On HAR.com, you can check out different neighborhoods and see things like sales trends, price per square foot, and more, broken down by year. I'll provide a link below. If you want a more specific search, you can pull up a Fresh matrix page, click the "sold" icon in the Status box of the MLS page (right side). Then enter a specific set of days. Example: 180- (past 180 days and less).

It is really between you and the other agent. I have done so in the past with a simple reciprocation should they need it in the future or a flat amount. Make an offer to the agent of an amount and ask if they feel that is adequate. If not, I\'m sure they will tell you.

I have a residential customer interested in marketing his property for commercial use as the home is older and does not add value. The area is unrestricted. What is my best means of finding compatible properties?

Their are a ton of formerly residential properties being used as commercial especially in the Montrose & heights areas. Most of these properties are still taxed as residential and you could use the comparable property tool on the Realist tax search to get some good information on pricing.

It took the first one but it refuses to take the second or the third one. I've listed as units 1,2,3 but, there is only 1 tax id for the home. What do I need to do?

HAR will only accept one listing to the actual tax record, so for units 2 and 3 you must override the tax data by going to the tax info tab. To make sure this is done accurately, I suggest that you meet with your office manager or broker if this is your first time doing this for confirmation.
