Now that we can immediately file for homestead exemption what is the best time to apply for exemption? Say the seller had senior & homestead in place when house was bought. Would buyer be better to wait gaining the home’s lower valuation? Or apply after closing getting new appraised value?

I recommend they call their tax office and discuss filing immediately vs. waiting. The tax office is usually very helpful and want to be of service.

One of my buyer would like to buy unrestricted acarage land. Before putting the offer, he would like check with Land Property Analysis Consultant who can provide the what can or can not be done on the land, what development if going to come in the near future. buyer is ready to pay for fee, If the expert provide this info, please share any contact?

I’m from Austin County and recommend Steve Wilson from Wilson Engineering. He has experience creating subdivisions and is familiar with the county subdivision guidelines. I’m sure you can find someone in this particular county who does something similar.

No, it is not required. All of the blanks in the contract are negotiable items. If the seller doesn’t agree to pay for one, I always encourage the buyer to purchase one anyway. It brings peace of mind and customer satisfaction.
