Any time you make an addition to a property you should check with the city and or HOA. If you live in a deed restricted community, there may be an ordinance against certain additions.

OK, yes if you live in a neighborhood that has a HOA then the chances are you will need their approval. That process can take some time. Turn in a blue print of detailed drawing with material list that will be used on the outside (some require samples) it will have to go to committee and they might not meet every month.
I would also suggest consulting a Realtor to run comps for the neighborhood to see if you will be able to recoup your investment when you sell.
Yes. Call you HOA you need their approval and also call your city to make sure you know all the permission they ask for. If you hire an contractor, he will help you with the permission's process.
Good question. All additions and construction should be permitted by the appropriate agency and comply with the archtectural guidelines of the homeowners association. It is likely that your HOA has a website that will provide you with the modification guildelines and approval form that you can download. Or, you can contact the management company associated with your subdivision to obtain the information and form you need to submit your modification for approval. The county and city in which you live also require building permits to be obtained. You can Google the name of your county plus the words "building permits" , and the name of your city plus the words "building permits" , and be directed to the appropriate government department for the filing instructions. Here are two links to the Harris County and City of Houston permitting departments. http://houstonpermittingcenter.org http://hcpid.org/permits/
Hi Maksudur! Yes, you need to check with your HOA first. Once you get approval from the HOA, which ever contractor you decide to go with will get the appropriate permits from the city or county on your behalf. Please be sure to confirm that your contractor will get all permits required by the city/county prior to making any payments.
Your homeowner association may require approval to build a patio/guest room. If your home is in an HOA, you can be threatened with fines and a lawsuit if you build or try to build any "Improvement" without getting "permission"
Yes, if you are in an HOA you definitely need to check with them first. Most HOAs have an architectural committee where you can submit such a request. If you are hiring a contractor typically it is part of the service they offer to make sure all the proper permits are acquired and all codes are met.
Yes and yes. You would want to check with your HOA to make sure it would not be violating any ordinance (you might be able to go online and find necessary forms) and you would want to check with the city to see about permits needed and any limitations. Your first step might be to find a contractor in our area who can draw up plans and answer questions about permits (double check with city). You can then present the plans to the HOA if need be. It is always a good idea to build with permitting in mind for safety and also it will need to disclosed whenever you sell if appropriate permits were obtained. Hope this helps
