What adjectives would you used to describe a home designed with ada features? I have a potential listing coming on a completely custom home that was built for a kid confined to a motorized wheelchair.

ADA Compliant is what many will search for, but I'd also mention if there are ramps or shower bars, as those are often appreciated by families in general. We currently live in a home redesigned to be ADA compliant by a previous owner, and although our family doesn't need those accommodations, we find many of them very useful. You may also want to insure that the home is indeed ADA Compliant in all areas if you're using that particular term. Website noted below with more details on what is required.

Special needs kid friendly might be a good statement to use

You could use the phrase ADA compliant. An acceptable phrase is also "universal design".

I would be gentle and refer to it simply as "ADA Compliant" as a keyword. I would not use the term "kid" or any other age specific descriptions. Disabilities do not discriminate race, color, creed, gender, nationality or age. (protected classes)

Those searching are all too familiar with ADA Compliance, Wheelchair friendly/accessible, "ADA Compliant Shower", (no obstacles) etc.

Best of luck.

Dwight, that's a great question!!!! I would suggest accessible, accommodating, custom build for custom needs and flexibility for both ada needs as well as non ada use. It will ultimately depend upon the modifications that have been made, and the intended use of the modifications. I know the doors and hallways will be wider, which will allow for a more spacious feel to the home. Good luck on your listing!!!! Let's hope you get it!
