Do you need a license to provide, temporary "live in" home staging services?

The service I'm referring to is free home staging provided to the seller at no cost. The home managers stage the home, occupy the home temporarily and maintain a "show room" ready appearance to help the home sell faster. The home managers pay a modest fee to the company for living in the home until it sells.

How common is this practice? Does anyone know how effective this is? I understand Staging can help in selling the home, but does not require having someone actually living there. Wouldn't it be more trouble to keep it clean every day?

I don't think you need a license. I have seen staging companies use people to watch their assets used in that home. It also help owner with insurance since it is not a vacant house anymore.

I am not sure but you need a lease agreement with the owner I believe. This is a commercial endeavor so you need a contract between you and the owner.

I am not sure that I fully understand your question but from what I get from your explanation, it appears that they are a tenant that pays rent or a fee how ever you would like to put it, and they make sure the house is clean and ready to show when someone wants to view it. It sounds like a typical tenant/ seller arrangement with a property manager managing the over all financial and well being of the property. So if this is the case it does not sound like the tenant needs to license themselves just to keep the house clean and have their furniture in order. If they are not living there then that may be different is they are marketing a business then they would need to contact the www.houstontx.gov and/or other sites or offices to verify the steps needed for a DBA.
