You’ve Just Found a Montgomery Home, Here’s What Happens Next

Buying or selling real estate is a legally-binding process, so it should come as no surprise that a written contract has to be involved. A sales contract is designed to lay out all of the terms of a real estate purchase so that both parties are informed regarding how the home sale is going to proceed. Once you’ve found a home in Montgomery County, the contract details will follow as such.

Your Realtor® will write the sales contract for you so that everything listed therein is accurate. Contracts can be long and complex, and certain addendums may be necessary to add to the paperwork.

In most cases, the buyer presents the contract to the seller through an agent, and the seller can choose one of three options: either accept the contract, completely reject the contract, or counter the contract with different terms. If the contract has been countered, the buyer can then accept the new contract, counter it, or reject it as well.  

The contract should ensure the property listed in it clearly matches the property that you’re intending to buy. A well-written contract will also include a clause within it which states that the sale of the home depends on you receiving financing and having a successful inspection completed. Because of this, you will not be held responsible for the home “as is” if the property has significant unseen damage.  

Getting a pest and/or termite inspection is another good idea, and something you should have included in the contract. There are few things which can kill the joy of a new home faster than finding out your home is slowly being eaten from the inside by bugs, which you’re going to have to pay to get rid of.
