What does a Buyer's Agent do for you?

You've decided you're ready to buy a home.  You're tired of paying rent and fighting for parking space, or you've outgrown your current home and need an upgrade.  You decide to take it upon yourself and search for homes on HAR.com.  You create a list of homes and decide to drive by and check them out.  You see the agent's name on the "for sale" sign and decide to call to get information about the home.  Then perhaps that agent meets you at the house and shows it to you.  Then what?

First thing you should know is that agent works for the SELLER.  They were hired to list the property and get it sold.  You need an agent, a Buyer's Agent, to represent YOU in this transaction!  As the buyer, your agent will walk you through the process and give you advice and opinion that will aid in your decision making process.  Your own agent will be your advocate and make sure your best interests are protected. 

Additionally what a Buyer's Agent will do:

-  Narrow down the search process, making it easier to target the home you're looking for.

-  Recommend lenders who will provide information about loan options, and see what price range you're qualified for giving you the buying power you need.

-  Set up and accompany you to appointments for the homes that you would like to view in person.

-  Handle the negotiation for the sale price of the home.

-  Prepare the offer package...it's several documents!

-  Provide referrals for inspection companies.

-  Negotiate any repairs that you the buyer deem necessary after the home inspection.

And much more!
