HOUSTON, TX. – So you’re planning on listing your Houston Texas Home For Sale and have done everything that you should do to prepare for listing your house including: de-cluttering, staging and improving curb appeal but are you prepared to accept a low ball offer from a home buyer?

Low ball offers are fairly common in today’s Real Estate market regardless if you’re buying a home in Houston Texas, or elsewhere across the United States, and many sellers will not be ready for the low ball offer because they’ve done the work to get their homes ready for sale and won’t know how to respond, this is why in this article I will share with you several things you can do to successfully turn around a low ball offer into an offer that’s equivalent to a “home run”.

Step 1 – Take a Step Back

When it comes to a Houston Texas Home For Sale you have to remember that some buyers are “pre-conditioned” to writing low ball offers because they like to negotiate, so if you receive one for your house the first thing you should do is take a step back, rather than get insulted, and remember that it’s just business.

After taking a moment to cool down the next thing you should do is remember that there’s always the opportunity to negotiate even after you’ve received a low ball offer.

Step 2 – Respond Professionally

Now that you’ve received a low ball offer from a Houston home buyer the next step is to respond professionally, removing your emotions from the situation and remembering to use common sense when responding to the buyer.

In your written response to the buyer you should also be gracious and use language like “Thank you for your offer, we appreciate it and look forward to the opportunity of working with you, please see our counter offer”.

Step 3 – Write a Great Counter Offer

It’s time to write a great counter offer, and to do this you should remember that you’re not obligated to slash the asking price for your home in a big way but, that also doesn’t mean that you shouldn’t have the desire to meet the buyer half way either.

During the process of writing your counter offer you should ask your agent to list the new features that you’re Houston Texas Home for Sale offers and also ask that comparable property information also be included with your offer just so the buyer is aware that your counter offer is competitive.
