Spring Time is the time to Buy a Home

If you have lived in the Greater Houston are for at least a year, you know that the recent rains are not the norm for this time of year.  Of course the rain is good for the plants and lawn, but as we have seen, not so great in areas that have experienced flooding.  With that said, it is still the prime home buying time  for most purchasers.  It is important to choose a real estate professional who is familar with the location you have chosen to find your new home.  Purchasing a home can be exciting and stressful. Here are a few items you want to consider before you start looking:

1.Contact a Loan Officer (I am able to provide a list of a few lenders). It is better to know how much house you can afford, before looking.

  1. When do you realistically plan to move? When looking in the current market (lowest home inventory in several years), you want to be prepared to make an offer as soon as you love a home. As the old saying goes, "here today, gone tomorrow".
  2.  Find an "area" that fits your lifestyle preferences, and then look for the home. Things like schools, shopping, traffic, amenities are a big part of your purchase.
  3. Hire an agent to represent your best interests. Searching on sites like realtor.com and HAR.com are great starting points, and should be considered "window shopping". Fact is most of the photos show a different picture than a house actually looks. Also, agents have access to information that is not provided to consumers. Things like "no repairs to be made", specific instructions, Disclosures and the possibility that a foreclosure/short sale may already have several offers waiting for bank approval, but still listed as "Active", possibly wasting your time.
