I've often thought of this.
Example you receive a signed application from a tenant with landlord's name and phone number.
How do you know it is really the landlord's information?
Personally, I go to tax records to verify that said landlord does appear to be owner of said property.
A step further Google the landlords phone number to see if the owner of the phone is the landlord.
Much can be done to process and verifry the information on the tenant application.
Just calling the phone number on the application is hardly due dilligence.
In addition the same thing applies when verifying employment.
I don't like it when only the supoervisors cell phone is provided.
Take this a step further and look up the company phone number on the internet.
Call the company ask for the supervisor.
This is not 100%.
You do what you have to do to ensure the information.
Taking notes writing down dates, times, names an phone numbers of supervisors and landlords.
We live in the information society and the information given is easily inaccurate.
It is still up to the landlord to review, approve, challenge and ask questions.
